Model Value Report (ModVal)

Model Valuation

The Model Value Report (ModVal) is an experimental model transparency tool. It was developed by the Assessor's Office Data team to answer the question “How did the Assessor’s statistical model value my home?”

The Assessor’s statistical model is a computer program that uses vast amounts of data about past home sales to estimate current values. ModVal explains the model’s estimates by showing the specific sales and characteristics that the model used when it reassessed your home.

A Model Value Report is available for your property if it is:

  • Located either in the Noth Triad (with a Reassessment Year of 2025) or the City Triad (with a Reassessment Year of 2024), and
  • A single-family home or small multifamily apartment building with less than six units.

Below, please enter a PIN and select its Reassessment Year to see the ModVal report. If you don't know your home's PIN, you can search for a PIN using an address and enter the PIN below.

Disclaimer: This tool explains the model's estimates and is for educational purposes only. The estimated value and characteristics in this report may not be identical to what you receive on your Notice of Reassessment. This is because after the model produces its estimate of value, human residential analysts at the Assessor’s Office thoroughly review the model values, neighborhood by neighborhood, and can make changes to the model's estimate or the property’s characteristics. The Assessor’s Office built this tool to answer the question, “How did the model estimate my home’s value at the time of modeling?” It is not the Assessor’s “comps” tool for reviewing residential appeal filings.
